Finance for your next home

Home Loans for Perth Property Buyers

Buying a home involves more than choosing a property and finding an advertised interest rate. Your deposit, purchasing costs, borrowing position, loan structure, lender requirements and future plans all need consideration.

LnL Finance helps property buyers across Perth and Western Australia understand their lending position and compare suitable home-loan options available through our accredited lender panel.

Whether you are buying an established home, moving to a larger property or purchasing after selling another home, we provide clear mortgage support from initial planning through to settlement.

Buying a Home in Perth

A property purchase can involve several connected decisions:

  • How much you may be able to borrow

  • How much you feel comfortable borrowing

  • The deposit and funds required

  • Purchase costs

  • Suitable lender options

  • Loan structure

  • Finance conditions

  • Property valuation

  • Formal loan approval

  • Settlement timing

LnL Finance helps coordinate the lending process while explaining the important requirements and decisions in plain English.

Final approval remains subject to the lender’s assessment, verification of information, property acceptance and valuation.

Who We Help

Buyers Purchasing an Established Home

If you are buying an established property, we can help you understand:

  • Your potential lending position

  • Deposit requirements

  • Purchase costs

  • Conditional pre-approval

  • Loan features

  • Indicative repayments

  • Lender requirements

  • The finance process from application to settlement

The selected property must meet the lender’s security requirements.

Homeowners Upgrading to Their Next Home

Moving from an existing property to another home can create additional timing and finance considerations.

A review may include:

  • The estimated value of your current home

  • The amount owing on the existing mortgage

  • Selling costs

  • Purchase costs

  • Available savings or equity

  • Whether you expect to sell or buy first

  • The deposit for the next property

  • Temporary funding considerations

  • Repayment affordability

  • The treatment of the existing home loan

The final sale price and available proceeds should not be assumed until the sale is completed.

Buyers Purchasing After Selling

If you have already sold, finance planning may involve:

  • Confirmed sale proceeds

  • Existing loan payout

  • Settlement dates

  • Available deposit

  • Remaining funds

  • The proposed purchase

  • Temporary accommodation or timing issues

Discuss settlement dates with the conveyancer or settlement agent before entering a purchase contract.

Professionals and Higher-Income Earners

Income arrangements can include:

  • Base salary

  • Overtime

  • Allowances

  • Bonuses

  • Commissions

  • Multiple employment sources

  • Contract income

Different lenders may assess these income types differently. Acceptance depends on lender policy and supporting evidence.

FIFO Workers

A FIFO applicant may receive income through base salary, site allowances, overtime, bonuses or roster-related payments.

We review the documented income structure and consider suitable lender policies available through our panel. No particular income component is guaranteed to be accepted.

Self-Employed Buyers

Self-employed applicants may require:

  • Personal tax returns

  • Business tax returns

  • Financial statements

  • Notices of assessment

  • Business bank statements

  • GST or BAS records

  • Confirmation of business liabilities

Requirements vary between lenders and applications.

How Much Can You Afford to Borrow?

There are two separate questions:

  1. How much may a lender be prepared to lend?

  2. How much debt are you comfortable managing?

A lender may consider:

  • Income

  • Living expenses

  • Existing debts

  • Credit-card limits

  • Dependants

  • Deposit

  • Property type

  • Loan term

  • Repayment type

  • Credit history

  • Lender servicing policy

Your personal budget should also allow for:

  • Rates

  • Utilities

  • Insurance

  • Maintenance

  • Strata fees, where applicable

  • Transport costs

  • Lifestyle expenses

  • Future plans

  • Potential interest-rate increases

  • Emergency savings

The maximum amount available under lender policy may be higher than the amount that comfortably supports your lifestyle and longer-term goals.

Your Deposit and Purchase Costs

The amount required to buy a home can include more than the deposit.

Potential costs include:

  • Deposit

  • Transfer duty

  • Conveyancing or settlement-agent fees

  • Building inspection

  • Pest inspection

  • Loan application or establishment costs

  • Property valuation fees

  • Lender’s mortgage insurance

  • Mortgage registration fees

  • Moving costs

  • Initial repairs or maintenance

  • Insurance

Costs vary according to the property, purchase price, lender and individual circumstances.

First-home buyer concessions or support schemes may apply to eligible purchasers, but eligibility must be confirmed under the relevant rules.

What Is Lender’s Mortgage Insurance?

Lender’s mortgage insurance, commonly called LMI, may apply when the amount borrowed is high relative to the property value.

LMI generally protects the lender, not the borrower, if the mortgage cannot be repaid and there is a shortfall after enforcement.

The amount and availability of LMI depend on factors such as:

  • Loan amount

  • Property value

  • Loan-to-value ratio

  • Lender

  • Applicant circumstances

  • Property type

  • Applicable insurer requirements

In some circumstances, the premium may be added to the loan, subject to lender approval and loan-to-value ratio limits. Adding it to the loan increases the amount borrowed.

Choosing a Home Loan

Interest rate is important, but it is not the only consideration.

Relevant features may include:

Variable rate

A variable interest rate can change during the loan term. It may offer flexibility, but required repayments can rise when the lender increases the rate.

Fixed rate

A fixed rate can provide repayment certainty for the agreed period. Break costs, additional-repayment limits and other restrictions may apply.

Split loan

A split loan combines fixed and variable components. Suitability depends on individual circumstances.

Offset account

An eligible offset account may reduce the balance used to calculate interest. Fees and account conditions vary.

Redraw facility

A redraw facility may allow access to eligible additional repayments. Conditions and availability vary between lenders.

Additional repayments

Some loans allow unlimited additional repayments, while fixed-rate loans may impose limits or costs.

Package or annual fees

A loan with additional features may include annual or package fees. Compare the cost of the features with how likely you are to use them.

  • Relevant conditions and limitations

5. Pre-approval where appropriate

Conditional pre-approval may help clarify the potential lending position before a property is selected.

Pre-approval is not final approval.

6. Review the property and contract details

After you find a property, send us:

  • Purchase price

  • Signed contract, where applicable

  • Property address

  • Deposit details

  • Finance date

  • Settlement date

  • Conveyancer or settlement-agent details

Obtain independent legal advice before signing a contract.

7. Formal lender assessment

The lender may require:

  • Updated financial documents

  • A property valuation

  • Confirmation of the application information

  • Evidence that outstanding conditions are satisfied

8. Loan documents

If formally approved, the lender issues loan documents for review and completion.

Seek legal advice if you do not understand any document or legal obligation.

9. Settlement

We help coordinate lending requirements with the lender and relevant settlement parties.

10. Ongoing rate reviews

After settlement, LNL Finance regularly reviews existing clients’ home-loan interest rates and approaches lenders directly where appropriate.

Before Making a Property Offer

Before making an offer:

  • Confirm your deposit and estimated costs

  • Confirm any pre-approval remains current

  • Check whether your circumstances have changed

  • Understand the finance deadline

  • Check the proposed settlement date

  • Consider building and pest inspections

  • Seek advice from a conveyancer or settlement agent

  • Consider whether the property is likely to meet lender requirements

  • Avoid making an unconditional offer unless you understand the risks

LnL Finance cannot provide legal advice about a sale contract.

Compliance

Lending eligibility, rates, fees and approval are subject to lender criteria and individual circumstances. Conditional pre-approval does not guarantee final approval. The selected property must meet the lender’s requirements and may require a valuation. Obtain independent legal advice before signing a property contract.
